What we are — and what the name means

SmartProp AI is an AI-driven real-estate analytics and intelligence studio. The .life domain is branding only — we are not a lifestyle, wellness or coaching brand. Smart means data intelligence for property decisions: machine learning, predictive analytics, geospatial reads and portfolio views. It does not mean smart-home IoT devices, smart contracts, crypto or tokenized property.

Prop means property and real estate. We serve brokerages, developers, property managers, investors and REITs with custom analytics engagements — not a licensed brokerage, not a listings portal, not an investing course and not a property fund.

Our positioning is distinct from firms that build software tools from scratch. We focus on the read: turning market data, property records and geospatial signals into intelligence that informs your call. Insight, not advice. Estimates, not appraisals. The decision stays with you.

Evidence-first, human-reviewed

We formed SmartProp AI after too many meetings where a forecast was quoted like fact and nobody in the room could explain the assumptions behind it. Our team combines property domain experience with technical depth in automated valuation models, demand forecasting, natural language processing, computer vision and data pipeline engineering.

Every engagement includes documented model evaluation — back-testing, error bands, sensitivity analysis. Senior analysts review outputs before they reach client leadership. That is human-in-the-loop responsible AI, aligned with PIPEDA principles and BC's Personal Information Protection Act where we handle British Columbia personal information.

We do not publish fabricated credentials, invented awards or named partnerships we cannot verify. What we offer is method, judgment and honest communication about what analytics can and cannot tell you about a property market.

Our Crosstown studio sits in downtown Vancouver — close to transit, the financial district and the neighbourhoods we frequently analyse. British Columbia's property markets carry distinct supply constraints, policy sensitivity and geospatial complexity. Working from Vancouver keeps us near the data sources, municipal contexts and client teams we serve across Western Canada and beyond.

Engagements are scoped in CAD. We work with organizations across Canada and North America, remotely and on-site. Project kickoffs often begin with a half-day analytics review at our Seymour Street space or via secure video.

Responsible AI stance

Data governance guardrails are not an afterthought. We define retention, access, cross-border processing and model monitoring at the start of every retainer. Retrieval-augmented generation on property documents operates within client-approved boundaries. We do not sell data or leads. We do not guarantee market outcomes.

How we work with clients

Engagements take two primary shapes. Projects address a defined analytics question — a market study, a portfolio dashboard build, a location-demand read — with a fixed scope, timeline and deliverable list. Retainers provide ongoing intelligence: refreshed forecasts, reporting cadence, model evaluation and analyst access on a quarterly or monthly rhythm.

Onboarding typically requires two to three weeks of data discovery before modelling begins. We integrate with your CRM, MLS feeds, ERP and cloud warehouse where permissions allow. IP ownership, model weights and dashboard code are defined contractually — usually client-owned for custom work, with our methodology and pre-existing frameworks retained by the studio.
